Planning Your Modular Home


While your new home is being constructed in the factory, not only are there additional inspections from an outside third party inspection agency and higher quality control, but our building materials are never exposed to the elements. This provides you with a cleaner home and one that has a far lower chance for mold, mildew, and pest infestation. The key to quality built modular homes is the use of protected materials and eliminating weather related issues.  By keeping all building materials true and square, your home will be built to the highest quality possible.


Structurally, modular homes have to be built much stronger than site built homes. This is because each module must be engineered to independently withstand the forces of shipment to your home site and then being lifted with straps by a crane and set onto your foundation. Once together and with connections completed, the modules transform into one integrated wall, floor and roof assembly. Some complex finishes need completion onsite and are scheduled for done quickly after the installation of the modules on the foundation. You should anticipate moving into your new home in as little as 4-6 weeks after delivery of your home to your job site.

Impresa Modular builds custom homes. While we may have thousands of standard home plans to review, we rarely build with them. Our prospective home buyers will use those plans as a “good start” towards designing their own custom home plan or they will supply us with a custom house plan from a different source. Some will use our free design tool and create their own house plan for us to “modularize” and use it to build their custom home. We are exclusive partners with a major custom house plan company, Architectural Designs, which makes available in excess of 28,000 custom house plans. We have joined with them to develop a modular friendly custom home plan collection that gives you access to thousands of plans that can be purchased and built using modular construction.

There is really no such thing as a modular home. Modular is a construction technique, not a type of home. The HERS index is a scoring system developed by the Residential Energy Services Network (RESNET) in which a home built to the specifications of the HERS Reference Home scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is in comparison to the HERS Reference Home. Modular homes can typically reach scores of 50 – 60 with little extra costs or changes to our normal building method.
