Creating Your Modular Home
With modular homes, in-factory construction quality is invariably better than that which is traditionally built on site. Lumber cut with a hand-held circular saw at a job site are not as precise as those cut with fixed tools in a factory. What’s more, factory inspections cover every construction feature from floor framing to final paint. Trained factory inspectors or independent third party inspectors perform more than a dozen inspections per home. Local building inspectors may only conduct three or four announced inspections on the average conventionally built home. All building materials are stored out of the weather. Wet materials stored at many on-site building locations are built into the new home resulting in warped walls, ceilings and mold problems. With modular construction your new home is built to the highest possible standard and packaged for transport to your job site.
Structurally, modular homes have to be built much stronger than conventional homes. This is because each module must be engineered to independently withstand the stresses of delivery to your build site and then being lifted with straps by a crane and positioned onto your foundation. Once together and with connections completed, the modules turn into one integrated wall, floor and roof assembly. Some complex finishes demand completion onsite and are scheduled for done quickly after the installation of the modules on the foundation. You should plan to be moving into your new home in as little as 4-6 weeks after delivery of your home to your job site.
Modular Homes are Custom Homes
There is a difference between a customized home and a custom home. Some builders say they build custom homes but what they really mean is that you can choose one of their limited home plan offerings and move/remove a wall, or pick an optional kitchen or bath layout. That isn’t a custom home. A real custom home begins by defining your style, how you live, and how you want your home to support you. Some of our prospective customers start with one of our standard home plans and then customize it to their specific needs. Others find a custom home plan from our house plan partner’s website, Architectural Designs, and then we “modularize” it and build their new custom home.
A good custom home builder is an advocate for the homeowner. The home builder has to work with architects, designers, subcontractors, inspectors, and the homeowner themselves. Impresa Modular is the most experienced and knowledgeable custom home builder in the country that exclusively uses modern modular construction to deliver our custom homes to our customers. We want to start to work with you as soon as possible in the process of building your new custom home. We believe that the sooner we get involved and start assisting you in the building process, the better chance we have of helping you to create a better design and to possibly do it in such a way that can save you money. We want to give you the full value that modular construction has to offer!
Energy Efficiency
A home built to the 2012 Energy Code is roughly 15 percent more efficient than a house built to the 2009 Energy Code. A house built to the 2015 Energy Code is about 50% more energy efficient than one built to the 2009 Code. Today’s new homes must be more energy efficient. By including the Energy Star certification option to your new home, you could save up to $2,000 a year in energy costs and potentially more. Impresa Modular works with you to develop the perfect living environment. Attention to details like selecting a floorplan, selecting component features, lighting and heating are part of the process that defines our energy efficient custom modular homes.
Modern modular construction means less homeowner headaches. Indoor construction in a controlled environment means exterior finishes are finished last, instead of first. We can build your new home from the inside out, just the opposite of building outdoors. What this means to you is that the exterior envelope of your new home can be constructed to be more efficient. This just comes standard with modular homes and their construction process. More insulation, better sealants, and the use of high-tech materials are several of the reasons to adopt the worry-free benefits of modular construction for your new home.
