Designing Your Modular Home


Building off-site in a controlled environment using the modular construction methodology provides many inherent green advantages over conventional construction. It does this by minimizing disturbance to the site, reducing vehicular traffic, and lowering the construction costs of modular homes. Building in a controlled environment means virtually no weather delays. Materials are ordered, received and safely stored in a dry warehouse so replacement due to weather damage or loss is eliminated. It also means that while your home is being constructed in the factory, that site development is occurring simultaneously, significantly shortening the completion time. Modules are “shrink-wrapped” at the factory to protect your home while being transported to your home site.


Final quality assurance is completed at the factory, and your custom modular home is placed on your building site. Once onsite, a crane and an expert crew place your home on its foundation. Modular homes are built to withstand all of the stresses of delivery to your site and being lifted by a crane. All of this was accomplished in a timeframe that was one-half to two-thirds of the duration needed by traditiona outdoor construction. Once finished, modular homes reflect the same design intent and specifications of the most sophisticated site-built home – without compromise.

Impresa Modular builds custom homes. While we may have thousands of standard home plans to review, we rarely build with them. Our prospective home buyers will use those plans as a “good start” towards designing their own custom home plan or they will provide us with a custom house plan from another source. Some will use our free design tool and create their own house plan for us to “modularize” and use it to build their custom home. We are exclusive partners with a major custom house plan company, Architectural Designs, which makes available over 28,000 custom house plans. We have teamed with them to develop a modular friendly custom home plan collection that gives you access to thousands of house plans that can be purchased and built using modular construction.

There is really no such thing as a modular home. Modular is a construction technique, not a type of home. Impresa Modular is a custom home builder that chooses to only use modular construction for delivery of our custom built homes. Because we are the only nationwide modular home builder we have unique experience and insights that give you an advantage. Nearly all custom builders only build homes in small geographic areas limiting their exposure to ideas, new methods, and unique building materials.
