Planning Your Modular Home
Modular homes are built in a modern, climate controlled factory.
Modular homes are built in a factory and start out as sections called modules that have been built under roof in a climate-controlled environment. The modules are quality inspected at each phase of the build process, not only for code compliance but as well for quality construction. Without the fear of elements, expert craftsman can insure that your home gets the attention to detail that you require. Quality material is standard and the latest in building technology is used to construct your new home. Only after final inspection are the modules prepped for transport to your project site.
Structurally, modular homes have to be built much stronger than site built homes. This is because each module must be engineered to independently tolerate the forces of shipment to your home site and then being raised with straps by a crane and set onto your foundation. Once together and with connections completed, the modules transform into one integrated wall, floor and roof assembly. Some complicated finishes need completion onsite and are scheduled for done quickly after the installation of the modules on the foundation. You should anticipate moving into your new home in as little as 4-6 weeks after delivery of your home to your job site.
Modular Homes are Custom Homes
When building a custom home you need to feel comfortable that your new home will be healthy for your family and designed for your lifestyle. You need to start with a house plan that supports how you want to live. You expect a custom home to be exactly that, custom. You want to make changes to floorplans, materials, and elevations. We leverage the design flexibility of modular construction to build your custom home with our plans, or you have the alternative of bringing us your custom plan and letting us “modularize” and build it.
Many years ago we determined that building outside just wasn’t the way we wanted to build our custom homes for our customers. We knew there was a better way – it was modular construction. As a custom home builder it was getting more difficult to realize the level of quality and consistency that we demanded of ourselves for our customers. Building a custom home outdoors in the weather and attempting to do it with a shrinking pool of experienced craftsmen was a daily challenge. To be a successful custom home builder today demands the use of modern building techniques. This means we now have the Modular Advantage in our corner and we share it with our customers every day!
Energy Efficient By Design
With today’s sophisticated computer modeling and the growing requirement for high performance, energy efficient custom homes; modular construction is a natural fit to fill the need. Many areas call for the use of the HERS Index to measure energy efficiency of new homes. The HERS index is a scoring system developed by the Residential Energy Services Network (RESNET) in which a home built to the specifications of the HERS Reference Home scores a HERS Index of 100, while a net zero energy home scores a HERS Index of 0. The lower a home’s HERS Index, the more energy efficient it is in comparison to the HERS Reference Home. Modular homes can typically reach scores of 50 – 60 with negligible extra costs or changes to our normal building method.
Modern modular construction means less homeowner headaches. Indoor construction in a controlled environment means exterior finishes are done last, instead of first. We can build your new home from the inside out, as opposed to conventional construction which builds from the outside in. What this means to you is that the outside envelope of your new home can be constructed to be highly air-tight. This just comes standard with modular homes and their construction process. Additional insulation, better sealants, and the use of modern materials are a couple of the reasons to adopt the worry-free benefits of modular construction for your new home.
