As the owner of Impresa Modular Charlotte, I’ve spent years helping families across the Greater Charlotte area build their dream homes using modular construction. In that time, I’ve encountered countless misconceptions about what modular homes actually are. Today, I want to address the five most common myths I hear and share the truth about modern modular construction.

Myth #1: “Modular homes are just like mobile homes”

This is perhaps the most persistent misconception I encounter. Let me be clear: modular homes are NOT mobile homes or manufactured housing. The only similarity is that some components are built off-site.

The truth? Modular homes are permanent structures built on permanent foundations. They’re constructed in sections (modules) in a climate-controlled factory setting, then transported to your property where they’re assembled by our expert team. Once assembled, a modular home cannot be moved.

More importantly, our modular homes are built to the same International Residential Code (IRC) as site-built homes—often exceeding these standards due to the need to transport modules to the building site.

Myth #2: “Modular homes are cheaply made and lower quality”

Many people assume that because modular homes can be more cost-effective, they must cut corners on quality. Nothing could be further from the truth.

The reality is that our factory-built modules undergo rigorous quality control at every stage of construction. Unlike traditional building where weather can damage materials, our construction takes place in a controlled environment. Every nail, every cut, every joint is inspected multiple times before leaving the factory.

Additionally, modular homes must be built strong enough to be transported on highways and lifted by cranes. This requires enhanced structural integrity that often exceeds what you’d find in a traditional home.

Myth #3: “You can’t customize a modular home”

This myth is far from the truth because customization is our specialty at Impresa Modular Charlotte!

The truth is that “modular” describes our construction method, not design limitations. We are custom builders first, modular is our construction method. We offer ranch styles, two-story homes, cape homes, tiny homes, ADUs, and completely custom floor plans. Want to move walls? Change ceiling heights? Design a custom kitchen? We can do all of that.
