What is Certified Modular Friendly?

Our design experts evaluated over 27,000 house plans available from ArchitecturalDesigns.com. We used our exclusive Certified Modular Friendly Rating System to evaluate the level of effort required to adapt every plan for use with modern modular construction. Our rating scale indicates the level of modification necessary to make it possible for the home to be constructed using the Modular Advantage.

Level 1 Modular Friendly

These plans will require only minor modifications.

Level 2 Modular Friendly

This level may require size changes to rooms.

Level 3 Modular Friendly

Plans will require moderate overall adjustments.

Level 4 Modular Friendly

Significant changes are necessary for modular construction.

Custom Modular Home FAQs

Express Estimates are typically completed within 2-3 business days of the order being placed. You will receive an email notifying you when you can sign-in to your myExpress account to view, download, print and share your Express Estimate. Estimates will remain available for 30 days after notification of completion.
Modular construction is chosen to build new custom homes for three primary reasons. First is the quality of construction. With the lack of construction labor available today, quality craftsmen are in short supply. The ability to build a home onsite with the quality of a home built in a factory is virtually impossible. Second is the timeframe to completion. Custom home construction can take from 9 months to more than a year to complete. Modular homes can compress the construction timeframe of custom built homes to as little as 3-4 months. Last is value. Surprisingly, modular homes don’t always cost less than a home built onsite. While in most regions they can cost 5-35% less than a similar home built onsite, most home buyers that select modular construction to build their new custom home do so for one of the first two reasons.
The cost data used to create an Express Estimate is compiled from two primary sources. First, Impresa Modular builds its custom homes in dozens of modular home factories across the country. Impresa Modular applies nearby factory specific standard pricing information and utilizes each factories standard specifications to develop an Express Estimate unique to building in the provided zip code.

The non-factory, on site construction portions of the Express Estimate are compiled from construction data provided by Xactware. Xactware collects its information from industry professionals providing construction cost data for over 430 geographic and economic markets throughout the United States. It is a construction cost estimating industry leader, and compiles and provides its data using a team of construction analysts with over 175 years of combined experience in the construction industry.

Additional information regarding the calculated construction costs is listed below:

Calculated costs include factors for all materials, labor, and equipment needed to construct the home according to national building codes. Foundation costs include any known adjustments required for seismic, wind, frost and snow-load conditions. Costs for permit fees, general contractor overhead and profit, and any applicable sales tax for your area are also factored into the total.

Costs are reflective of building the home on a relatively flat or gently sloping lot. Access is required to allow modules and cranes to the home site. Additional costs will need to be added to account for lots which slope greater than 15 degrees.

Costs are based upon standard finishes and features as outlined in the Standard Specifications for the modular home factory used to create the Express Estimate. If the plan describes upgraded features and finishes, they may be included and if so, will be described specifically in the Express Estimate. We recommend a contingency amount of 10-15% be added to address these possibilities.

Your Express Estimates is not based on national averages, and our estimates are not standard or “canned”. Each estimate is made to order for the house plan you choose, using nearby factory specifications and costs, and using site costs for your specific zip code.

The construction materials, labor and overhead data in an Express Estimate is very comprehensive and includes the items below. Review the Standard Specifications document provided with every Express Estimate to learn about the construction and finish details in your individual home estimate.

Foundations: Concrete that is used for the footings, foundation walls, basement floor slab (if required), garage floor slab, as well as any concrete columns that may be required for post/pier foundations types. Note: Modular homes require a full basement or crawlspace foundation. Slab foundations are not supported.

Heating/AC: Includes furnace, central air conditioning unit, and all metal ductwork needed to provide hot and cold air for the entire home. The number of furnaces and air conditioning units is determined by the total square footage of the home.

Floor Covering: Includes any material used to cover any floor in the home. It also includes any needed sub-flooring material and carpet pads. Floor coverings are estimated based on the factories Standard Specification.

Exterior Finish: The finish material that is added to the outside of the exterior walls of the home. This can include any combination of brick, stone, stucco or siding. The default exterior finish is shown in the factory Standard Specification. If upgrades are estimated to match rendered versions of the home plan they will be detailed in the Express Estimate.

Appliances: Electrical appliances are not typically supplied by the modular home factory. If the factory used to create your Express Estimate does provide appliances as standard, you will see those listed in the Standard Specifications document provided with your Express Estimate.

Interior Finish: Anything that covers the wooden structure of the walls and ceilings, and brings the interior of the home to a finished state. This includes all sheetrock, drywall finishes and paint. Kitchen and bathroom cabinets are also included in this section. 100% paint finish is selected for all walls and ceilings.

Roofing: The material that is installed on top of the OSB sheeting above the roof trusses. Per Standard Specifications for most factories, this is usually some form of asphalt shingle. Onsite options exist for metal panels, copper and gravel style roofs.

Electrical: All electrical options for the home. This includes rough wiring that is installed prior to any finish, all outlet and lighting fixtures and the main connections from the available power source to the home.

Plumbing: All plumbing options for the home. This includes all rough plumbing installed prior to any finish, plumbing fixtures for the bathroom, kitchen, and utility rooms, a water heater typical for the home, and the main connection of the water and waste lines at the foundation wall.

An Express Estimate does not include:

  • Site preparation of any kind
  • Removal of existing structures
  • Purchase of the lot
  • Preparation of the lot
  • Flatwork (such as driveways and sidewalks)
  • Detached garages or other structures
  • Landscaping
    Modifications/customizations to the house plan
This estimated cost breakdown includes Permit fees, and other misc. fees.

Permit cost is an amount added to the Express Estimate’s total to cover building permits typically assessed by local governments for residential construction. A flat fee of $500 is added by default. Permit costs can be lower or higher than this depending on your local government’s assessment. Also be aware that some localities have impact fees and excise taxes that require payment before building permits may be issued.

Fees are added to cover the cost of converting the plan for modular construction along with costs associated with local home design compliance and structural engineering. We add 3% to the total estimate for this. These fees can be lower or higher than this depending on the specific issue.

Different geographic areas of the country are served by different modular home factories. Based on your specific home plan and the building location zip code a determination is made as to which factory could best create the home per plan. Each factory builds homes to a slightly different specification.

Included with each Express Estimate is a detailed specification listing the materials and finished provided as standard by the factory used to develop your home estimate. As part of the overall estimate creation process, default finishes or standards may be upgraded. If so, those changes will be listed in the Express Estimate summary sheet provided.
